Massachusetts Real Estate and You
According to an article published in the Boston Globe in July of 2018, the state of Massachusetts saw home prices set extraordinary and unprecedented records: “The median price for a single-family home reached an all-time high of $430,000 in June [of 2018], as the spring real estate season transitioned into summer.” The article also added: “Condominium median prices may not have hit a record in June, but they are knocking on that $400,000 threshold.”
Regarding condos in Massachusetts, WBUR.org reported in May of 2018: “While conditions are challenging for many in the housing market, home and condo sellers in Massachusetts keep finding buyers willing to pay higher prices.” The site further added: “The median condo sale price rose 12.8 percent in April [of 2018] to $373,000, up from $330,750 in April 2017. Year-to-date, condo sales have increased 4.4 percent and the median price is up 12.6 percent to $365,000.”

Understanding Massachusetts Landlord and Tenant Law
According to Mass.gov, “there are two main kinds of tenancy. The rights and responsibilities of both the landlord and the tenant depend partly on the type of tenancy that is created.”
Regarding “Payments at the Start of Tenancy,” the state of Massachusetts outlines: “A landlord may only ask for the following payments up front: 1) the first month’s rent, 2) a security deposit to cover the cost of any damage to the apartment beyond normal wear and tear (which may not exceed the amount of one month’s rent), 3) the last month’s rent (the month that will turn out to be the tenant’s last one in the apartment) and 4) the cost of a new lock and key for the apartment.”
Mass.gov also stipulates: “The landlord should provide a signed receipt for any payment that is made with cash or a money order. The receipt must include the amount paid and the date the payment was made, and a description of what the payment was for. The receipt should also include the landlord’s name, the tenant’s name, and the name of the person to whom the payment was given. M.G.L. c. 186, § 15B.”
